Charlotte Custom Home Cost Calculator
Build Your Preliminary Custom Home Budget
Estimate a preliminary construction budget and build timeline for a luxury custom home in the Charlotte region and throughout the Carolinas. The calculator considers home size, total area under roof, finish level, architectural complexity, site conditions and major exterior features. Land is not included, and no architectural plans are required.
Start here to build a preliminary custom home budget based on your home size, finishes, features, and property conditions.
Approximately how much heated living space are you considering?
3,000–4,000 SF Can accommodate approximately 4 bedrooms, 3–4 bathrooms and the typical spaces of a comfortable custom home.
4,500–6,000 SF Allows for more generous rooms plus specialty spaces such as a scullery, gym, playroom, larger office or substantial laundry/mudroom.
7,000+ SF Often appropriate when combining 5+ bedrooms, numerous bathrooms, large entertaining spaces, office, gym, scullery and multiple specialty rooms.
Efficient design can fit more into a smaller footprint while large rooms and circulation space increase square footage quickly.
We use total area under roof rather than heated square footage alone because garages, porches and other covered spaces still require foundations, framing, roofing, electrical, finishes and labor.

This is a preliminary planning estimate, not a quote. Highly customized homes and unusually complex properties can cost substantially more than the range shown.
Custom homes don't fit perfectly into formulas.
This estimator is designed to help establish a realistic preliminary construction budget based on the size, finish level, complexity and site conditions you select. It is not a proposal, contract price or guarantee of construction cost.
Some projects—particularly highly customized luxury and estate homes—can cost substantially more than the estimate produced by this tool.
For example, two homes may both contain 7,000 square feet under roof and both be categorized as Estate / Bespoke. One may use premium but relatively conventional materials and construction. The other may incorporate imported stone, extensive architectural glass, highly customized millwork, specialty metalwork, complex structural engineering, elaborate stair systems, sophisticated automation, unusually expensive appliances and fixtures, and one-of-a-kind architectural details.
The second home could cost hundreds of thousands—or even millions—more despite receiving the same selections in this estimator.
Site conditions can create similar differences. Rock excavation, unsuitable soils, extensive retaining systems, unusually long utility runs, difficult site access, major stormwater requirements and other conditions may significantly increase actual cost.
Think of this calculator as a starting point for the conversation—not the final answer.
Once Artistic Contractors understands the property, plans, priorities and desired level of finish, we can provide a much more detailed assessment of the project.
Estimated turnkey construction budget excludes land.

Get a Project ReviewWhat this estimate includes
This tool produces a preliminary turnkey construction budget for a luxury custom home in the Charlotte area. Land is not included. The model uses total area under roof (heated living space plus garage and covered outdoor living), finish level, feature complexity, and site-related allowances.
What this estimate excludes
Land purchase, soft costs outside the turnkey construction scope, and final pricing that depends on completed plans, engineering, selections, and actual site conditions.
How This Charlotte Custom Home Cost Calculator Works
Unlike a simple cost-per-square-foot calculator, this tool considers the major variables that affect a custom home's construction budget: total area under roof, finish level, architectural complexity, site conditions, driveway, utilities, landscaping and pool requirements. The result is intended to establish a realistic preliminary planning range before detailed plans, engineering and trade pricing are complete.
The $400–$750+ range in our Charlotte custom-home cost guide is expressed per square foot of heated living space. This calculator estimates a preliminary project budget using total area under roof—heated living space plus garage and covered outdoor areas—along with finish level, features and site-related allowances. Because the two methods use different inputs and denominators, the calculator result will not equal heated square footage multiplied by the guide's range.
How Accurate Is a Preliminary Custom Home Cost Estimate?
A preliminary calculator is most useful for establishing an appropriate budget range—not predicting a final contract price. Actual custom-home costs depend on the completed plans, structural engineering, selections, site conditions and trade pricing. Artistic Contractors refines those numbers during design and pre-construction as more project information becomes available.
